Loftfolio is not for everyone

Every other company in this category will tell you it does everything, then book you a call to find out what you meant. Here is the list of things Loftfolio does not do, by name, on a page you can read before you give us an email address. If one of them is the thing you need, buy something else — we would rather lose the signup than the argument.

What it does not do

  • MLS or IDX feeds — United States, Canada

    There is no MLS integration and no IDX feed, and neither is planned. If your listings have to come from or go to an MLS, Loftfolio cannot be the system you run on. This is the big one: a US brokerage that lives on MLS data should stop reading here.

  • Portal syndication — Everywhere

    Nothing is pushed to Zillow, Realtor.com or Apartments.com, to Realtor.ca, Rentals.ca or Kijiji, to Rightmove, Zoopla or OnTheMarket, to Trade Me or realestate.co.nz, or to any other portal. Loftfolio gives your agency its own site and its own pipeline; it does not replace your portal subscriptions, and it does not pretend to.

  • Rent collection, trust accounting and landlord statements — Property management

    No rent ledger, no trust accounting, no deposits held, no payment runs, no statements, no arrears tracking. Loftfolio covers the front of the funnel — the site, the inquiries, the applications, the viewings — and stops where the accounting starts.

  • Tenant screening and referencing — Everywhere

    No credit checks, background checks or referencing. You can ask applicants for photo ID, proof of income and references through their application; the checking itself stays with the provider you use now. It is also why Loftfolio never charges your applicants a fee.

  • Maintenance and lease paperwork — Property management

    No maintenance tickets, no contractor scheduling, no lease agreements and no e-signature. An applicant can send you documents through their application; nothing signs anything.

  • Branch-level accounting across a franchise network — Networks and franchises

    One account is one agency. There is no group layer, no inter-branch reporting and no consolidated billing across offices. A network wanting to see twelve branches in one place should not buy this.

  • RERA, Trakheesi or Ejari workflows — United Arab Emirates

    The permit and registration workflows a UAE agency has to follow are not built in. You can run your site and your pipeline here; the compliance steps stay wherever they are today.

  • Listing rules outside the UK and New Zealand — Everywhere else

    UK listings get material-information fields (price, tenure, council tax band, and the deposit on a letting) that must be filled in before a listing can be published, and a New Zealand rental cannot be published without its rent. No other country has its rules built in — including the US and Canada — so you are responsible for knowing what a listing where you work has to state.

What it does do

  • A branded public website for your agency, live the same afternoon, indexed under your own name.
  • Every inquiry and application in one pipeline instead of three inboxes and a spreadsheet.
  • Viewings with reminders, a valuations pipeline, and an owner portal for the people whose property you are selling.
  • A price on the page, no contract, and a subscription you start and stop yourself.
